Looking for new developments in McLean, VA? Downtown McLean is changing fast. In 2026, Fairfax County approved two new housing projects in and around McLean, and two more large proposals are now under county review. Together, these new construction projects could add more than 1,200 homes to the McLean and Tysons area over the next several years.

Here’s what’s coming, where it’s going, and what it could mean for you, whether you’re buying, selling, or already own one of the homes in McLean.

1. 1368 Beverly Road: New Apartments in Downtown McLean (Approved)

This project will replace two older two-story office buildings at the corner of Beverly Road and Elm Street, in the heart of downtown McLean.

  • Homes: Up to 56 apartments in a seven-story building
  • Retail: About 2,100 square feet on the ground floor, including outdoor dining
  • Parking: A two-level garage inside the building
  • Workforce housing: At least seven units set aside as workforce housing
  • Applicant: Beverly & Elm Development LLC
  • Status: Approved by the Fairfax County Board of Supervisors on March 17, 2026 (application RZ-2025-DR-00016)

2. Spring Hill Reserve: New Single-Family Homes in McLean (Approved)

This is good news for buyers who want a brand-new single-family home in McLean, which is rare.

  • Homes: 14 single-family houses
  • Location: Nearly 5 acres on Spring Hill Road, north of the Dulles Toll Road
  • Open space: About 2 acres
  • Builder: Wormald Companies
  • Status: Approved by the Board of Supervisors on March 17, 2026

An earlier plan for townhouses on this site was dropped after neighbors said they wouldn’t fit the area. The approved plan keeps the single-family character of the neighborhood.

3. Elm Street Mixed-Use: Up to 115 New Homes in Downtown McLean (Proposed)

Just down the street from the Beverly Road project, another downtown redevelopment has been filed at 6816 and 6824 Elm Street.

  • Homes: Up to 115 units, from studios to three-bedrooms, including some workforce units
  • Height: Seven floors
  • Retail and office: About 4,500 square feet of street-level retail and about 16,400 square feet of office space, including a new Keller Williams office
  • Parking: A 223-space underground garage
  • Developer: Highcrest
  • Status: Rezoning application under Fairfax County review. The developer hasn’t decided yet whether the homes will be rentals or condos.

4. Tysons Concourse: Up to 1,098 New Homes Near Spring Hill Metro (Proposed)

The biggest project on this list sits just west of McLean, near the Spring Hill Metro station. It would replace two 1980s office buildings with a new neighborhood.

  • Homes: Up to 1,098, built in two phases
  • Phase 1: 68 townhouses plus 22 triplex or two-over-two homes
  • Phase 2: 40 more townhouses and two 21-story apartment towers with about 968 units, closest to the Metro
  • Extras: Up to 30,000 square feet of retail and more than 5 acres of open space
  • Developer: Berman Enterprises
  • Status: Rezoning application filed with Fairfax County on January 23, 2026

What New Development Means for McLean Real Estate

If you own a home in McLean

Fairfax County’s plan for downtown McLean calls for a more walkable center with housing, shops, and places to gather. New restaurants and retail within walking distance can add to the appeal of nearby neighborhoods. Expect some short-term construction traffic and noise once building starts.

If you want to buy

New construction homes in McLean don’t come along often. These projects add choices at different price points: apartments in downtown McLean (and possibly condos on Elm Street), new single-family homes at Spring Hill Reserve, and townhomes near Metro in Tysons. New to the process? Start with our home buying guide.

If you invest

Older office buildings turning into housing is one of the biggest trends in McLean and Tysons right now. Watch whether the Elm Street project becomes rentals or condos, since that decision affects the downtown market.

When Will These McLean Projects Be Built?

No construction dates have been announced yet. Approved projects still need final site plans and permits. Proposed projects still need county approval, and their plans may change along the way. I’ll update this post as each project moves forward.
